In its structure, Deutsche Wohnen SE is similar to a classic holding company. As such, it encompasses divisions such as IT, Corporate Finance, Accounting, Controlling, Human Resources, Marketing, Investor Relations, Corporate Communication and Legal/Compliance.
Residential Property Management
The management of our large residential and commercial property portfolio in German metropolitan regions and conurbations is at the heart of our business operations. This portfolio spans 164,300 units, consisting of 161,500 residential units and 2,800 commercial properties. We are constantly developing our residential and commercial properties, drawing on concepts for our customers which are both modern and liveable.
Our tenant management services are offered in on-site service points. Here, customers will find experienced contacts in neighbourhood sales and technical management and leasing.
The sales business pools both strategic and operational sales activities. By selling specific residential units, we selectively release capital, thereby strengthening our internal financing capacity. As the market environment is currently positive, it is also possible to make opportunistic disposals to further optimise the quality of our portfolio.
Nursing and Assisted Living
Deutsche Wohnen is a leading provider of high-quality housing for older people. The Nursing and Assisted Living segment now comprises 90 nursing properties with over 12,000 places. Deutsche Wohnen owns 89 of these facilities. This makes us one of the largest owners of nursing properties in Germany. We have two different business models for our nursing properties: 38 nursing facilities (with approximately 5,300 beds) are operated by KATHARINENHOF Seniorenwohn- und Pflegeanlage Betriebs-GmbH and its subsidiaries, in which we hold 49% stake, and PFLEGEN & WOHNEN HAMBURG GmbH, which is a wholly owned subsidiary of Deutsche Wohnen SE. The other 52 facilities (approximately 6,900 beds) are managed by various external operators on a long-term basis. As in the residental segment, we focus our nursing care activities on cities ans regions with positive development forecast, since the need for nursing care and assisted living is particularly high there. In this context, we are careful to ensure that we secure prime properties and provide high-quality nursing an residental care.
Beyond these business areas of activity, we also enter into strategic investments and offer property-related services via subsidiaries. This helps us strengthen our contact with our customers and ensure service quality. This applies primarily to energy supply, as well as technical facility management and multimedia. We also wish to expand the Nursing and Assisted Living division.
