These are costs incurred as a result of building works and which increase the use value of the rental property permanently, improve living conditions in the long term or ensure lasting savings on energy and water.

All other works, particularly repair works, are known as maintenance and overhaul costs.

Maintenance refers to measures required to keep the apartment and building in the contractually agreed condition, such as small household repairs. Overhaul costs are intended to deal with structural defects resulting from wear and tear, ageing, weather conditions or third-party effects. Both costs cannot be charged and are the responsibility of the landlord.
