Waterside living in the city
Originally designed as a visionary transport infrastructure project, Lindenauer Hafen in Leipzig’s west is now being converted into a desirable residential area. A range of developers are working on around 500 residential and commercial units on the 40,000-square-metre site of the former industrial port. Deutsche Wohnen is building two five-storey blocks with one very special feature: direct access to the waterside.
The new development’s topping out ceremony took place in September 2019. Its future residents can look forward to 44 spacious apartments and one commercial unit. Each of the 50- to 120-square-metre residential units has its own terrace, balcony or garden – allowing tenants to take full advantage of the waterside location. The two- to five-room apartments are all accessible and enjoy lift access to the underground car park with its 37 parking spaces. The KIWI keyless entry system and ‘MiA – My intelligent Assistant’ offer added convenience. This latter system allows tenants to control heating and window shutters using a smart control unit in the apartment or a smartphone app.

A sustainable development
It’s not just the interior that offers smart solutions: the fabric of the building itself does, too – as we use the ‘Sustainable Development’ quality seal’s rating system as a guideline for building new projects. One special feature of this approach is the facade, consisting of Poroton clay blocks, which contain insulation and enable flexible facade design. For this project, we chose a brick effect to suit the neighbourhood, drawing visually on the history of the former industrial port. This allows the building to fit in with the brick building aesthetic found in the local area of Plagwitz, the perfect place for a stroll by the Karl-Heine canal.
